Project summary

The property is divided into three sections:

1. A shelter shed that was converted into a car port, store room and bat loft
2. The stable was converted into an office, playroom and guest bedroom
3. The Barn became the living space.

The limited first floor window availability mean’t that all the bedrooms are located on the ground floor. One of the four spacious bedrooms has an ensuite, and in addition to this, the utility and family bathroom are also on this level.

The first floor includes an open plan dining room, snug and kitchen.

The listed barn had been derelict for many years, and much of the structure needed repair or replacement. Most of the timber frame structure was sound, with only a few purlins to replace and the roof tiles were salvageable. As far as possible, features of the old barn (old straps, bolts and nails) were maintained.Conservation roof lights were installed to bring natural light into the living space. A subtle, hidden lighting system was designed to accent the main features of the building.

Project Phase 1: Preperation

The initial phase involved barn clearance including hay, machinery and lots of other items accumulated over the years. Following on from this the walls required underpinning with concrete to provide new stability to the building.

Project Phase 2: Build

New insulation to walls, floors and ceilings brought the building up to current regulations and in addition, will provide efficient energy use in the future. Assembly of the scaffolding allowed access to walls and roofs on each of the three buildings, to allow for the external works. All internal exposed timber beams, purlins etc were sand blasted and treated to restore the wood to its former glory and eradicate any wood worm.

Project Phase 3: Finishing

Further internal works involved the formation of timber frame stud walls to form bedrooms and new joists on the first floor. The plastering and painting created crisp clean lines with old rough timber, blending the old with the new. A shaker style kitchen with granite worktops was installed in the first floor.

Client feedback

Russell Lloyd Developments carried out the conversion of an ugly old agricultural building into a lovely family home for us. David & Jon (and the rest of the team) were always very friendly & professional throughout the build project and were good about us letting us know if there were any variations to the contract so that we weren’t left with any nasty surprises at the end of the build which is always refreshing! We are very pleased with the end of result & love the home that they created for us and would readily use David & Jon again for our next project – although we are staying put for a bit!
